In either case, it is important that you have good expert advice as to the condition of the property before entering into any transaction. At CPW Surveyors we can offer 2 types of RICS surveys when considering the purchase of a residential property:

 

RICS Condition Report – Aimed particularly at newer homes or conventional properties where there are no obvious structural defects or major refurbishment planned. The report provides a snap shot of the condition of the building identifying any urgent defects. As it provides no valuation or insurance reinstatement figure, it can be useful when the lender representing the prospective purchaser undertakes a valuation on the property. The lenders report is forwarded to the client and along with the RICS Condition Report, the purchaser has good information to hand to assist in the decision making process. The costs to commission a Condition Survey are rather less than a full Building Survey (see below).

 

RICS Building Survey – This comprehensive survey is suited to the larger or older property and where there are notable defects present. It is also very useful if considering an extensive refurbishment on the building. The in-depth report will detail the construction of the property, providing an assessment on its condition along with advice on remedial repairs required and any further investigative work which may be necessary.
